175 Condo Building Has Broken Ground in Boston’s North End

It has recently been confirmed by The Boston Redevelopment Authority that foundation work is underway for one of Lovejoy Wharf’s newest buildings. Located next to Converse Shoe Company’s headquarters at 160 North Washington Street in Boston’s North End this 155 foot tall building at 131 Beverly Street is soon to be erected.

A total of 250 units were planned for the whole project at both 160 North Washington Street and 131 Beverly Street until several upper floors were claimed by the Converse Shoe Company for office space. Both buildings span along the public waterfront pavilion that runs between the North End and Charlestown.

The overall project will be mostly ground up construction with some existing components. The facade at 160 North Washington Street was fortunately salvageable, but due to poor condition, the neighboring building at 131 Beverly Street was deemed necessary for complete demolition. This new construction building will soon boast 210,000 of residential square feet and will yield 175 condominiums for sale being developed by Related Beal, LLC. The first two floors will be comprised of retail, restaurant, facility and public-use space with unknown occupants at this time.

A few years ago in 2013 some necessary changes were made to the planning of this building. The most noteworthy change was a 315-spot parking garage that was removed from plans making room for more waterfront space allowing for public seating, plantings and a two-story pavilion structure. This structure will act as an easement for pedestrians to travel from the North Washington Street Bridge to the Harborwalk. Best of all, the roof of this pavilion structure will act as an open terrace for those to admire the views of the Charlestown and Zakim Bridges as well as the Charles River. It was projected that had Beal preserved a parking structure accommodating 315 spots, it would have been an $8 to $16 million dollar addition to the project’s overall budget.

The project schedule shows 160 North Washington Street facing completion with 131 Beverly expecting delivery in 2016.
